Guest Booking Agreement

Table of Contents

All guests making reservations through Kuero are required to accept these terms and conditions. In order to complete your reservation, you must enter into this Accommodation Agreement between you and the owner of the Kuero property (the “Accommodation”). Your reservation is not confirmed until you have agreed to and executed this Accommodation Agreement.

General Terms

This Accommodation Agreement is between the person named on the Booking Confirmation (the “Guest” or “you”) and the owner of the Accommodation (the “Owner”). The Owner is the person who owns the Accommodation or the person who is duly authorized to arrange for the occupancy of the Accommodation. This Accommodation Agreement details the terms and conditions which apply between you and the Owner concerning the use and occupancy of the Accommodation.

You have chosen Kuero as your reservations supplier. Kuero is not the Owner, an agent of the Owner, or an agent of the Guest, and Kuero shall not have any obligations under this Accommodation Agreement. You understand and agree that Kuero is not a party to any agreements between you and the Owner, including this Accommodation Agreement. Kuero is not responsible for the availability or condition of the Accommodation, or for the Owner’s compliance with any statutes, laws, rules, bylaws, regulations and agreements to which the Owner is subject or which relate to the Accommodation or by which the Owner of the Accommodation is bound.

This Accommodation Agreement is a LICENSE TO OCCUPY the Accommodation for your requested dates. THIS IS NOT A LEASE OR TENANCY AGREEMENT, NOR DOES IT CONVEY ANY PROPERTY RIGHTS OR INTEREST IN REAL ESTATE TO THE GUEST. By accepting this Accommodation Agreement, you accept that you are entering into a non-exclusive license to occupy the Accommodation for your requested dates. You acknowledge that you have no right to stay in the Accommodation or occupy any part of the Accommodation after the period outlined in your Booking Confirmation, and have no rights to recurring usage or renewal of the Accommodation. You are not entitled to make any changes to the Accommodation nor can you move or remove any of its furnishings, appliances, fixtures, or other items in or around the Accommodation.

Booking & Cancellation Details

The Accommodation will be booked for your requested dates once you have agreed to the terms and conditions of this Accommodation Agreement and have received a Payment Confirmation by email, collectively, the “Booking Confirmation.” The Owner is not obliged to make this Accommodation available, nor is a binding contract in place, until the Payment Confirmation is sent by email.

Unless otherwise stated in the Booking Confirmation, the terms below will apply.

Cancellation Penalties:

Cancellation penalties can differ broadly from property to property. To cancel your booking, you must provide Kuero with written notice of your cancellation.

Generally speaking, cancellation penalties are as follows:

All refunds are subject to a 3% platform service fee. When eligible for a “Full Refund 100%,” guests will receive 97% of their total booking amount, with PaxosRetreats retaining 3% to cover processing and platform costs.

  • Full Refund 97%: Cancellations made at least 60 days before check-in (100% minus 3% service fee).
  • Partial Refund 50%: Cancellations made 30-59 days before check-in.
  • No Refund 0%: Cancellations made less than 30 days before check-in.
  • com Service Fee (3%) is non-refundable.
  • All cancellations must take place by 12 midday according to the Central European Time (CET), on the appropriate day.

Please check at the point of booking for exact cancellation penalties for your rental.

We strongly recommend that you have adequate travel insurance cover for you and your party. This will not only provide cover for you while you are away but will also provide cancellation cover should you, for whatever reason, be forced to cancel your trip.

Payment Details

The Initial Reservation Payment is defined and stated in your Booking Confirmation and is typically 30% of total rent, depending on the type of your Accommodation and the duration of your stay. Kuero reserves the right to charge the Initial Reservation Payment and the Rent Balance, as defined below, summing to 100% of total rent, together with applicable Service Fees. You will be notified of these payments and any additional fees prior to booking.

Payment of the Rent Balance is due at least 30 days in advance of the Check-In Date depending on the Accommodation. If you fail to pay the Rent Balance at least 30 days prior to the Check-In Date, Kuero may consider the reservation cancelled and proceed to offer the Accommodation to other potential guests. The Initial Reservation Payment will not be refunded.

Security Deposit

On the Check-In Date, Kuero will pre-authorize and place a hold on your credit card (the “Credit Card Hold”). The security deposit varies by property and the exact amount will be communicated to you on the Booking Confirmation. The Owner will be entitled to make charges against this hold through Kuero in the event of any damage to the Accommodation or its contents, or a violation of rules outlined in Section 4 & 5.

This Credit Card Hold will be released in full under the following conditions after the satisfactory return of the Accommodation and its contents in the same material condition in which they were delivered on the Check-In Date.

Provided that the Accommodation and its contents are returned in satisfactory condition, the Credit Card Hold will be released in full within 5 business days of your scheduled departure date (the “Check-Out Date”). Interest or reimbursement of any currency or transaction fees will not be refunded.

Check-In and Check-Out

Unless otherwise stated on the Booking Confirmation or agreed upon with Kuero beforehand, Guest check-in will take place at 3:00 PM on the Check-In Date (“Check-In Time”) and your check-out will take place at 11:00 AM on the Check-Out Date (“Check-Out Time”). Check-ins or Check-outs outside of these hours are subject to availability and the written consent of Kuero.

A member of Kuero’s Guest Experience team will meet you at your Accommodation at Check-In Time to: • Deliver the keys • Receive the Security Deposit via credit card (either remotely or in person) • Show you around the Accommodation • Deliver a welcome package containing useful information on the Accommodation, the city, and the neighborhood

A member of Kuero’s Guest Experience team will meet you at your Accommodation at Check-Out Time to inspect the Accommodation, review the inventory, and collect the keys. You will be informed of any missing items or damage to the Accommodation discovered upon inspection at this time. Until the Accommodation and its keys are returned to Kuero’s satisfaction, Check-Out will be deemed not to have occurred and the charges stipulated hereunder shall apply. The Check-Out process generally takes around 30 minutes so please arrange departure plans accordingly.

Safety & Conduct

Occupancy Requirements

It is mandatory to respect the maximum occupancy during the whole stay With the exception of the number of additional overnight guests specified in your Reservation, you shall

  • Not allow any person other than those named in your Reservation to occupy the Accommodation at any time past 12:00 PM in the time zone in which the Accommodation is located
  • No unauthorized guests beyond those named in reservation are permitted

Property Care Standards

  • No Moving Furniture: All beds, sofas, outdoor loungers, and décor must remain in original positions
  • Pool Area: Sun loungers, umbrellas, and outdoor furniture stay in designated spots
  • Careful Use: Treat all luxury furnishings with care; report any accidental damage immediately
  • No Dragging: Lift furniture if adjustment needed; never drag across floors
  • You are responsible for maintaining the cleanliness of the Accommodation and the general condition of its contents during your rental period
  • Properties are expected to be handed over tidy and clean. An extra cleaning fee up to EURO 200 per week of stay may be subtracted from the security deposit if the property is left excessively dirty or a mess
  • If the Accommodation is part of a building with common areas, you are additionally responsible for maintaining the cleanliness of common areas, and agree not to obstruct or leave waste in any common areas or outside the Accommodation

Linens and Property Items

  • Linens are not permitted to be taken from the property (for example towels taken to the beach)
  • Pool towels are provided for pool use only and must remain on property
  • All property linens, towels, and furnishings must remain within the accommodation

Water & Energy Conservation

Guests are expected to conserve water & energy. Please turn off lights, fans, stoves, air-conditioners, water heaters, TVs, phone chargers when not necessary • Water is extremely scarce in Paxos Island, use it, do not abuse it. Many rely on cisterns that have to be refilled. Wasting water may not only entail an extra charge of EURO 150 per week of stay but also leave you without water for a few days as there is a waiting line with water delivery trucks. Please USE, DO NOT ABUSE

Cleaning and Maintenance Access

The cleaning and maintenance staff may enter the property at any time if necessary for maintenance

  • Only cleaning personnel designated by Kuero or the Owner is authorized in the Accommodations
  • Guests are responsible for granting the cleaning personnel access to the Accommodations on the dates and times stipulated
  • During cleaning visits, beds must be free of clothes and personal belongings, otherwise bed sheets will not be changed

Property Maintenance and Safety

  • You are responsible for maintaining the Accommodation’s contents in good working order
  • Upon occurrence of an event outside your control that could endanger the Accommodation or its contents, you must inform Kuero immediately and make your best efforts to mitigate any damages
  • If you become aware of anything which you believe poses a health or safety risk, you must inform Kuero immediately and agree to give the Owner, Kuero, or a service provider appointed by Kuero access to the Accommodation at all times in order to address such issues

Prohibited Activities

  • No Pets: Animals not permitted unless specifically pre-approved
  • No Parties/Events: Social gatherings limited to registered guests only
  • You agree not to smoke or use illegal substances inside the Accommodation
  • You agree not to use the Accommodation for any purpose other than personal accommodation. You will not use the Accommodation for any illicit, commercial, political or other unauthorized purposes

Noise and Conduct

  • You agree not to disturb the neighbors and will keep noise levels around the Accommodation to a minimum
  • Pool Areas: No loud music or activities during quiet hours (10:00 PM – 8:00 AM)
  • Parties and excessive noise are not permitted in the Accommodation and will result in a fine and possible eviction

Safety Requirements

Pool usage is at guests’ own risk and children must be supervised at all times. You shall be solely liable for the safety of any third party who enters the Accommodation and for any damages caused as a result of your use of the Accommodation

Property Access Rights

  • You agree to allow Kuero or a person appointed by Kuero to enter the Accommodation to verify the compliance of this Accommodation Agreement or to make repairs
  • Except in exceptional circumstances, these visits will be scheduled in advance with reasonable notice

Assignment and Subletting

This Accommodation Agreement is personal to you. Under no circumstances may you:

  • Assign or transfer this Accommodation Agreement
  • Sublet or lend the Accommodation to any third party
  • Allow unauthorized occupancy, whether totally or partially, provisionally or permanently, for or without consideration

You and all authorized occupants of the Accommodation acknowledge and accept the building’s rules and Owner’s house rules where applicable, and also agree to comply with all terms outlined in this agreement.

Weather-related delays and disruptions

  1. Force Majeure Events: Weather conditions affecting transportation to and from Paxos (including but not limited to rough seas, storms, high winds, or other adverse weather conditions preventing ferry, hydrofoil, or boat operations) are considered force majeure events beyond the control of Paxos Retreats, property owners, and service providers.

  2. No Refunds Policy: In the event that a guest is unable to arrive on their scheduled check-in date or depart on their scheduled check-out date due to weather-related transportation disruptions:

    1. No refunds or partial refunds will be provided for accommodation charges
    2. No refunds or discounts will be provided for car hire or other pre-booked services
    3. No compensation will be offered for additional expenses incurred (including but not limited to alternative accommodation, meals, or transportation
  3. Reservation Integrity: Your reservation dates are secured exclusively for you upon booking confirmation. The property and any additional services (including car hire) are held specifically for your use during the booked period and cannot be offered to other guests, regardless of your ability to physically access the property due to transportation disruptions.

  4. Assistance: While no financial compensation is provided, Paxos Retreats will offer reasonable assistance with:

    • Information about alternative transportation options
    • Guidance on finding temporary accommodation (at guest’s expense)
    • Coordination with property owners regarding delayed arrivals
  5. Travel Insurance: We strongly recommend that all guests purchase comprehensive travel insurance that includes coverage for weather-related disruptions and delays prior to their trip.

  6. Acknowledgment: By confirming a booking with Paxos Retreats, guests acknowledge and accept the risks associated with weather-dependent transportation to island destinations and agree to the terms of this weather-related delay policy.

Concierge Cancellation Policy

There will be no refund for the cancellation of any service (including, a la carte, pre-stocking of the home, tours, and activities) that is made after you confirm said service with Kuero, either via written confirmation or by paying for the service. Kuero acts on your behalf as your agent to schedule and confirm these services, and once it is scheduled and confirmed, you are obligated to pay Kuero. Please note that rescheduling an activity is the equivalent of canceling it and scheduling a new one.

Sea Taxi Reservations and Cancellation Policy

You can get a complete refund if you cancel your trip 24 hours prior to departure time. In case of flight delay, Sea Taxi cost is non-refundable. Please, when you arrange Sea Taxi transfers, leave a 3-hour window from scheduled landing time in case there is a delay with your flight.

Eviction

The violation of your obligations under this Accommodation Agreement shall entitle Kuero to terminate this Accommodation Agreement and demand your immediate eviction, including but not limited to:

  • Exceeding maximum occupancy at any time during stay
  • Moving furniture from designated positions
  • Failure to maintain property cleanliness standards
  • Unauthorized parties or excessive guests
  • Property damage or misuse
  • Disturbing neighbors or community
  • Illegal activities or smoking inside property
  • Severe cleanliness violations

Kuero and the Owner may evict you and all authorized or unauthorized occupants of the Accommodation at any time of the day or night, and you shall be liable to pay damages to the Owner, including all legal costs and fees incurred.

Liability and Claims

Any claims made under this Accommodation Agreement must be made through Kuero. Kuero has the authority to negotiate and settle claims between you and the Owner. If you or any third party files a claim against the Owner as a result of damages suffered while in the Accommodation or based on the Owner’s ownership of the Accommodation, you agree to reimburse the Owner for any disbursements that the Owner was forced to make as a consequence of such claims.

Neither the Owner nor Kuero makes any representation or warranty regarding the condition, safety or security of the Accommodation, and, to the extent legally permissible, any implied representations of fitness for a particular purpose or habitability are hereby expressly disclaimed.

Law and Jurisdiction

This Accommodation Agreement shall be governed and construed by the Laws of the State and Country in which the Accommodation is located without reference to its conflict of laws rules or principles.

In case of controversy, all parties agree that any controversy shall be submitted to the exclusive jurisdiction and venue of the state and federal courts sitting in the City of Corfu, Greece.

 

By completing your booking, you acknowledge that you have read, understood, and agree to comply with all terms and conditions outlined in this Accommodation Agreement.
